Financing a waterfront condo on Marco Island is straight-forward. It really isn't fundamentally different than mortgaging any other residential real estate. All the same criteria that applies when buying a second home would apply here.
Down payment
You'll likely have to put 20% down, although we've seen less. Occasionally, it'll take 30% to get it done. The variation might be based on a credit glitch or some anomaly with the condo itself. This is why we usually recommend choosing a local mortgage company. For example, if your bank, upon examining the condos bookkeeping, decides that the reserve account is under funded, it may require a 30% down payment. It's last minute changes like this that led us to start discouraging our clients from using their familiar bankers up north.
Internet Financing
The only exception to our recommendation that our clients use a local bank or mortgage company, is the internet mortgage companies. Now, they all can't be good. However, we've heard nothing but high praise of Quicken Loans since we started recommending them. We're currently trying a couple others and we should have a variety of them to recommend.
As always, we get no compensation for recommending vendors (other than competent, smooth service). If the vendor makes our customers are happy, we recommend them. If they make our customers mad or jeopardize their interests, they are summarily waterboarded.
Waterfront Condo Insurance
The price of the condo might be attractive but you'll go broke insuring one in "Hurricane Alley." Not really. You really don't have to worry about "hurricane insurance' as it's often called. Every condo complex on Marco Island carries master policies that include wind and flood insurance. You'll chip in for this coverage via your maintenance fee. While insurance makes up the largest piece of the maintenance fee pie, its actually quite reasonable. That's one of the basic benefits of condo ownership. Expenses get spread out.
HO-6 Policy
Your unit, at least the inside of it, will be your responsibility. You'll probably want liability coverage and everything else that goes with you typical homeowner's policy. With a condo, we refer to this as an HO-6 policy. You can purchase these through any insurance agent. Generally, you can expect to pay about a dollar a foot per year for your HO-6 policy.

Most people that have never owned a condo, get sticker-shock when they see some of the condo fees. Itemized, they're really not that bad. When you account for wind and flood insurance, lawn maintenance, landscaping, building maintenance, seawall maintenance and half-a-dozen other things like cable TV, you might even think they're cheap.
One thing to remember about maintenance fees is what they might refer to as discounting on the stock markets. That is, the market, the buyers of condos on Marco Island in this case, take fees into account when shopping. This means that any condo that might have an unusually high condo fee, gets hit for it, so to speak. The fee is "discounted" or factored in to the offer. In some cases, you may get much more condo if the fee is perceived as too high.

Pet Friendly Waterfront Condos
Another great use of Waterfront Condo Comparison Chart is the "Pets" column. Pets are popular these days. If you have one, you need a condo that can accommodate pets. With half of the condos prohibiting them, your selection is reduced, but the chart will make your search a little easier. Some of the condos that allow pets may have further restrictions that we don't have room to explain here. Strolling down our wide sidewalks is a popular pastime on Marco Island. The scenic Collier Blvd. makes a great place to walk your dog.
Waterfront Condos as Investments
The waterfront and boat condos make great investments for those looking to offset the costs of ownership with some rental income. Snowbirds love these things and they're very easy to keep rented throughout the winter season.
As with beach condos, investors looking for maximum income gravitate to complexes that allow the shortest rental period. Most waterfront condos require rentals be at least 30 days. This is perfectly fine for the high season. Many tenants will book your unit for a solid three or four months. Rentals in the other seasons may be less than an investor might require.
For maximum rental potential, go with a condo that allows weekly rentals like Angler's Cove or Mirage. This will allow you to book rentals in the summer, when families look for a place to spend a week's vacation. Even better is a condo that allows daily rental. Riverside and Old Marco will allow you to book your unit with maximum flexibility.
If cash flow is your priority. let's look at some waterfront homes, too. The return on these can be better than anything.
Boat Docks
If a waterfront condo has a boat dock, we call it a boat condo. Condos may be offered with common docks, deeded docks, assigned docks or rental docks. A common dock often is not intended for boat storage. They are simply for temporary parking. Deeded docks are, as you'd assume, deeded to you when you purchase the condo. In some cases, you can sell your deeded dock separately from your unit, to someone that owns a condo in the complex. Assigned docks are, for all practical purposes, the same as deeded docks. The assigned dock is assigned to your unit and you'll have sole access to it while you own.
Five Things to Know
The waterfront condos on Marco Island are strategically placed to allow quick access to the Gulf of Mexico. There are no waterfront condos that have more than a 20 minute ride to the Gulf and many are five minutes away.
Snook Inn, known for Grouper sandwiches and cold beer has plenty of boat parking and they'll cook up your catch after a successful day of fishing.
The dozens of waterfront condos on the South End are located on quiet cul-de-sacs and make for perfect getaways even if you're not a boater.
The waterfront condos located along the southern edge of the island are many times chosen over beach condos because the wildlife watching is so incredible. Dolphin families cruise by every day and pelicans dive for breakfast here every morning.
Smokehouse Bay condos have incredible views, too. The famous Esplanade is here along with a dozen others. Not all of the waterfront condos in Smokehouse Bay have private docks.
Clam Bay
You see Clam Bay every time you drive down Collier Blvd. The properties here are "water-indirect" which just means you'll have to go under a bridge to get to the Gulf. The gated community of South Seas, including South Seas East and South Seas North, occupies most of the real estate on the southwest side of the Bay, but Sussex has a nice corner of it, as well. You rent your boat dock in South Seas but they're very reasonable and availability isn't a problem.
The Southend
The South End is where most waterfront condos are located. Along Caxambas Pass, there are great high-rise condos like Belize and Shipp's Landing. If boating and fishing are your thing, deeded boat docks are everywhere on the Southend. Take your pick. Eagle Cay is a popular condo but there are dozens of great boat condos to choose from.
Isles of Capri and Goodland
Beside Marco Island, there are great waterfront condos in nearby Isles of Capri and Goodland.
