There are several fees to be aware of when shopping in Fiddler's Creek and some of the other Master Planned Communities in the Naples area. Capital Acquisition Fee: $15,000 - Before you flip out, first understand that you get this back when you sell. It is essentially your equity or investment in the member-owned Club and Spa, which is absolutely unbelievable.
Capital Reserve Assessment: $1500 - You don't get this one-time fee back. It is essentially the transfer fee associated with your Club and Spa membership. It gets spent on the upkeep and improvement of the Club.
Current Membership Assessment: $705/quarter - This is for maintaining recreational areas and common areas.
Telecommunication Assessment: $253.65/quarter - Fiddler's Creek purchases phone and cable TV in bulk.
HOA Fees - Vary by neighborhood. This is your typical HOA fee.
CDD: Fiddler's Creek is a Community Development District. What this means is development costs that would have been included in the purchase of a new home in Fiddler's are spread out over time. This expense is added to your property tax and billed by the county. Call us for more information.
