Like with any other condo for sale on Marco Island, buying a walk-to-beach condo involves certain considerations. Can you finance these things? Can you insure these things? Yes and yes. Neither is really that much different that financing any other property.
First, financing your walk-to-beach condo couldn't be easier, if you avoid a couple pitfalls. First, go with the right lender. The right lender is probably going to be a local lender with a few exceptions. You see, condos are corporations. Lenders want to comb through their finances as much as the borrowers. Our local banks and financial institutions have already done this for all the condos which makes the process very smooth.
When it comes to mortgages, we recommend that you shop around, get a good rate and then negotiate it down from there. It can mean big bucks over the life of the loan. Internet mortgage companies are offering extremely competitive rates and are the exception to our local lender rule. Their processes are refined and impressive. We have had numerous satisfied customers using internet mortgage companies and we've started recommending Quicken Loans and others as a result.
As far as insurance goes, the bulk of it is included in your maintenance fee. Wind and flood are taken care of. You'll probably want liability coverage and coverage on the assets unique to your unit. This is called an HO-6 policy and will cost around a buck a foot per year.
Residents' Beach on Marco Island
Residents' Beach is located on Collier Blvd at the end of San Marco Road. It occupies the center of the most beautiful, crescent-shaped beach in Florida. It's for members only and membership costs $140 per year. What you get, though, is awesome. If you aren't in walking distance, convenient parking is available. There are chickee huts or tiki huts available for picnicing or to get a little shade. They have grills so you can cook up burgers and hot dogs right on the beach. If you want someone else to do the cooking, just head over to the Paradise Grill. The food is great. There are restrooms at Residents' Beach and everything is handicap accessable, too.
Your membership fee also gets you into Sarazen Park, too. Located down on the south end of the island, Sarazen Park has parking, picnic facilities, beach access, a playground and restrooms, too.
Maintenance Fees and Other Fees
You get the same condo for half the price when it's located across from the beach. Not only is the initial cost less, the carrying costs are less, too. The maintenance fees on walk-to-beach condos are pretty reasonable when you itemize all you get for them.
First, and biggest, is insurance. Being located in a flood zone and subject to hurricanes and tropical storms, insurance is not cheap here. However, if you apply some economies of scale and spread the cost among all the owners, it's not too bad. Your wind and flood insurance is included in your maintenance fee. On top of that, you usually get landscaping, lawn maintenance, trash removal, all exterior maintenance, recreational facilities and water & sewer. Often, cable TV is included and some kind of security. There are even a couple of condos that include all electricity in the fee.
We recommend the Resident's Beach membership to anybody buying a walk-to-beach condo. Residents' Beach is only for owners (or longer-term renters) on Marco Island. It's $140 per year and it's well worth it.

Walk-to-Beach Condos as Investments
Walk-to-Beach condos make great investments. There are factors that bode well for our future. Not only can you expect strong appreciation as Marco Island builds out, but as the rest of the country continues to migrate to our great state, Florida owners will hold the cards when it comes to supply and demand.
Are you looking solely for return on investment or are you looking for a second home that will help pay its own way? We have two approaches depending on your goals. If you are looking strictly for an investment and you don't intend to use the condo, we'll comb the island for properties based on a cap rate analysis of likely candidates. We'll consider seasonal rentals income as well as annual rental possibilities since you won't be using the condo. If you want to enjoy the condo yourself sometimes, we'll prioritize with you to make sure that the condo satisfies your financial and fun goals, as well.
As you may know, your rental options expand as minimum rental periods go down. If a condo allows 7 day rentals instead of the 30 day norm, you can grab off-season income as well. Beach Access for Walk-to-Beach Condo Owners
There are six beach access points on Marco Island. Check out our map to see where they are.
Starting at the south and moving north, first is the South Beach Access, located next to Cape Marco. This access point is serviced by a parking lot located across Collier Blvd.
The next access point is located across from the Marco Walk shopping center at 599 S. Collier Blvd. Parking for this access is located about a block south on Collier.
Next up is the Mid-Beach Access. It is located directly across from San Marco Residences at 291 S. Collier Blvd. It is immediately north of the Madeira.
Next is the big one. Your $140 membership at Resident's Beach includes parking, shady tables at the Paradise Grill, picnic chickee huts with grills and a playground.
Tigertail Beach is a favorite on the island. It offers parking and a grill like Residents' Beach but is a little more remote at the northern end of the beach. Everyone love hunting for seashells on Tigertail.
Last but not least is Hideaway Beach. Within the gated community, you'll have to buy a Habitat condo, beach condo or house here to access the beach, but it's worth it. The beach is absolutely gorgeous. The amenities if Hideaway Beach Club are in a class by themselves on Marco Island.

Most people forget to look in Hideaway Beach Club for a luxury Walk-to-Beach condo. Habitat is one of the most unique properties on the island. It's close to the beach and surrounded by one of only two golf courses on the island.
When you pick your condo, measure the distance to the nearest beach access to make sure you are within your comfort zone.
Residents' Beach passes are for Marco Island owners and long-term renters only. They cost $140 per year and well worth it by all accounts.
Not including Hideaway Beach, which is located behind the gates of Hideaway Beach Club, Marco Island has five beach accesses including Resident's Beach and Tigertail Beach.

Walk-to-Beach condos are located in four areas on Marco Island. Getting to the beach is easy from any of them.
Collier Blvd.
There are so many great condos located on the east side of Collier Blvd. From Aquarius on the north end to Seaview Condos on the south end, you'll find a wide range of styles and price points. They all have easy beach access within a few blocks. Of course, the closer the beach access, the better. Mariner and Sands of Marco are popular because they're directly across from Residents' Beach.
The South End
The South End is known for waterfront condos or boat condos. The added value is they're all walk-to-beach condos. Just a short stroll puts you at the South Beach access next to Cape Marco.
Seaview Ct.
Some of the most affordable condos on Marco are located in the Seaview Court area. Seabreeze and Southwind are bargain priced and located just a stone's throw from beautiful Residents' Beach or the center of Marco Beach.
Hideaway Beach
The luxury gated community of Hideaway Beach Club encompasses Habitat at Hideaway. Habitat is just a hop or golf cart ride to Hideaway's private beach. It's also on their 9-hole executive golf course.
