Running the entire eastern side of the island, along the Marco River, boaters don't have to worry about negotiating low bridges on their short trip to the Gulf. The Marco river is the body of water that separates Marco Island form the mainland. This beautiful river is the backdrop for some of the most stunning architecture on the island. The boundaries of the River area basically extend from the Old Marco area all the way down the east side of the island to San Marco Road. Boating and Fishing From The River Area
River area properties are often chosen for more than their aesthetic beauty and tranquil streets. All of the waterfront homes here are on what are called "water-direct" lots. There are no low bridges that would limit the size of your boat or the height of your mast. Because you can be in the Marco River immediately and the Gulf fairly quickly, the River Area makes a great choice for sailors and fisherman.
In fact, fishing enthusiast can't do much better than the River Area. Amazing backwater fishing is literally around the corner. Endless mangrove-lined waterways offer up the best fishing in Southwest Florida.
There's deep water here, too. If your yacht is enormous and has a large draft, some lots here are suitable.

The River Area boundaries include basically everything east of Barfield Drive, north of Winterberry Drive. Plus the east side of Bald Eagle Dirve, north of the Barfield intersection.
Most people think there aren't any condos in the River Area. Pier 81, Angler's Cove and Riverside are in the River Area, not Old Marco.
While there is no beach in the River Area, owners have access to Residents' Beach.
This side of the island, between Collier and Winterberry, has no tourist attractions, so it's not so busy in season.
Lots are bigger than the standard 80'x100' Marco Island Lots. Most are 100'x110".
