Inland condos on Marco Island and nearby are often overlooked. Beachfront condos and waterfront condos grab a lot of attention. But, you may lose out on a great condo if you rule out non-waterfront condos.
Choosing an inland condo on Marco Island or just north in the Hammock Bay area, has its advantages. First, the waterfront and beach condos have a premium attached to them that for some, can't be justified. If you don't require that the water be immediately in your back yard or within walking distance, an inland condo is the way to go. Besides, regardless of where you buy on Marco, you're only minutes from the beach anyway. Just jump on a bike or a golf cart and cruise down to the private Resident's Beach at San Marco and Collier.

There are so many financing options out there these days. It's really easy to get amazingly low mortgage rates on a Marco Island condo. When it comes to shopping mortgages, though, we recommend only two avenues. Either go with a local lender or an internet mortgage company.
Financing condos and especially condos used as second homes has changed as a result of the mortgage crisis years ago. The condos themselves receive as much scrutiny as the borrowers. Out-of-town banks, unfamiliar with our condos are skittish and rigid. Local lenders process condo financing with ease.
The only exception to this "local rule," are internet lenders. We have only recently started to recommend them. So far, every customer of ours that has used Quicken Loans has been very satisfied. We're currently in the process of evaluating a few others for maximum shopping opportunities. Most people don't shop mortgage rate nearly enough and, as a result, pay too much.
As always, we never accept compensation from any vendor. If a vendor makes our customers happy, they make us happy and we're happy to recommend them. I they make our customers unhappy, they are dragged behind horses through the town center on Friday evenings.
Inland Condo Insurance
Insuring an inland condo is just like insuring any Marco Island condo. You don't have to worry about it. The big insurance costs, the wind and flood premiums, are included in your maintenance fee. The only insurance that you'll be handling directly is what is sometimes called "contents" insurance.
"Contents insurance" is really much more than this misnomer implies. In fact, it's more like the home owner's insurance you're accustomed to. It covers everything inside and pertaining to your unit plus it provides liability coverage. When you're shopping insurance, ask for an HO-6 policy.
Maintenance Fees and Other Fees
Things get less expensive as you get farther from the beach. This concept probably isn't shocking you. The condos themselves are cheaper and the maintenance fees are, too. Lower insurance costs, less wear and tear from the sea, fewer comings and goings of owners and tenants, all add up to savings.
Of course, there is an exception to every rule. What are the fees like in those super-nice, luxurious developments off the island like Fiddler's Creek? They're not cheap. But, unlike beach condos, where your fee is comprised of beachfront related costs and maintenance, in Fiddler's Creek, you're paying for amenities, lots of them. Fiddler's Creek has every amenity imaginable and even a few you can't imagine. At the rate we sell condos and homes in Fiddler's Creek, the consensus must be the fees are well worth it for the lifestyle delivered.
Pet Friendly Inland Condos
It's not hard to find an inland condo that will take pets. Lots of them do. There are even a few that'll accept bigger pets like Borghese in Hammock Bay. Provence of Marco actually allows pets up to 50 lbs. If your dog is bigger than that, you'll probably want a house with a yard anyway.
It seems like dog walking is getting more popular than ever on Marco Island. Really, walking in general is very popular on the island. We have huge sidewalks, beautiful scenery and the best weather in Florida, hands down. Get out there and get fit.
Inland Condos as Investments
Inland condos make great investments. Often overlooked by investors fixated on beachfront condos, inland condos, not near the beach, can be great for annual tenants. We always have a steady demand for annual rentals that can't be satisfied. Add to that, smaller maintenance fees and lower marketing expenses and you have opportunity.
The annual rental demand is so strong in Fiddler's Creek, it's difficult to find one at all. As an investor, you gotta love it. Renting your unit in Fiddler's Creek seasonally is also an option. Because it's a golf community, there is strong seasonal demand, even though it's off island.
Off Island Condos
Naturally, as you get further from the beach, you'll find that you get more condo for your money. Off-island condos make sense for many of our lifestyles. When you drive through the gate at Fiddler's Creek, you'll see what we mean. The place is almost heavenly. The landscaping alone is like nothing else and creates a Florida ambience that can't be topped. When you see the clubhouse, it's "game over." This place is pure luxury.
Many of the off-island condos are in golf communities but golf is far from the only recreation. Developments like Hammock Bay and Lely are all about variety. You'll always find resort style amenities in these communities like huge pools, fitness centers and restaurants.
When you leave the island, you're in Naples, Florida. Many of our customers who buy off island have noted their desire to be a little closer to Naples, without losing touch with the Island life.
Five Things to Know
We call any condo that's not on the water an inland condo. An inland condo may have spectacular water views, like Tropicana.
Most of Marco Island's inland condos are also classified as walk-to-beach condos.
Inland condos located off the island, but nearby, are in golf communities like Fiddler's Creek, Hammock Bay, Lely and Eagle Creek.
While you get a lot of condo for your money, "inland" doesn't mean without luxury. Tropicana, Vista del Sol and Fiddler's Creek offer some of the most luxurious options available.
Inland condos rent very well. Don't overlook these as investments. When crunching cap rates, you may like what you see.
