When it comes time to shop for the best financing for your Marco Island condo, we strongly recommend using a local lender. This isn't to say it can't be a national institution, we just recommend that you use the local branch. With the mortgage crisis, came new rules for condos. While condo financing locally is very routine, we have found that many out-of-town lenders are reluctant to lend on distant condos, despite perfect credit and long-standing banking relationships. The frustrating part is the last-minute refusal. While it's not impossible to obtain financing with your banker at home, we have found that more often than not, the closing must be delayed while our client moves to a local lender.
With condo loans, approval rests not only on the usual criteria but the condo itself gets scrutinized by the bank also. The condo's finances, litigation, insurance, and other factors are evaluated. This is where local institutions shine. Their knowledge of the buildings speeds things along and snags are avoided.
Interest rates for beach condos are in line with any other kind of second home and vary depending on all the usual factors. If you'd like us to recommend a few lender's just ask. Beach Condo Insurance
Most people think insurance might be a problem on a property like a condo on the beach. After all, they're subject to hurricanes and tropical storms. With condos though, insurance is easy on Marco Island. Your beachfront condo comes with insurance. The condominium management carries master insurance policies that cover everything up to the drywall in your condo. Even wind and flood insurance, often referred to as hurricane insurance, is included in your maintenance fee.
So, the big ones are taken care of. For your condo, including the contents and liability insurance, you'll probably want to pick up an HO-6 policy which is similar to the homeowner's insurance you're familiar with. Generally, this runs about a buck per square foot, per year. This means a typical beach condo will run between $700 and $1500 per year.

One of the beauties of condo ownership is the ease of it. You don't have to worry about whether the lawn is getting mowed. Burglars, if we had any, would probably target a house over a condo while you're up north. House buyers have to manage their own wind and flood insurance, the pool cleaner guy, repainting, roof maintenance, flowerbeds, and the list goes on.
All condos have maintenance fees. Condos on the beach are no different. It's not unusual to get a little sticker shock when you see some of them. The lowest maintenance fee on the beach is Emerald Beach's at about $390 a month. They top out at about $1600 per month for the multi-million dollar condos in Cape Marco or Madeira. Invariably, when we start to itemize the fees, customers see the value.
The biggest component of your maintenance fee is insurance. Almost all of Marco Island is in one flood zone or another. We also could get hit by a hurricane, although we never have sustained a direct hit. Most condo fees also include lawn maintenance, landscaping (extensive on many condos), pest control, management, exterior maintenance, water, sewer, and trash removal. The majority include cable TV and some even include electricity for your unit.
Pet-Friendly Beach Condos
About half of the beach condos don't allow pets of any kind. For those that do, there are limits. Check out our Beach Condo Comparison to see which condos allow pets and the size restrictions. Some of the condos draw a distinction between owners and renters. The chart shows only pet restrictions for owners. If you want to know if your tenants will be allowed to bring pets, just contact us and we'll research it for you.

Beach Condos as Investments
If you're on Marco Island looking for a condo, you're undoubtedly evaluating it, on some level, as an investment. We get it. In fact, we're all about making smart financial moves using real estate as a vehicle. Our motto is "owning property on Marco Island is fun, but it should be financially intelligent as well."
When we talk about investment condos, we're talking about the person that considers rental income the priority. When we consider rental income, our focus is directed to only a few condominiums - those that allow short rental periods.
You see, Marco Island was designed from the start to be a winter retreat for snowbirds and retirees. Our season is primarily from January through April. People come here and stay for the winter. The idea was that Marco Island should have more of a residential vibe, and less of a commercial vibe. Therefore, most condos require a minimum rental of 30 days, some are 90 days or even a year. The idea is that it keeps comings and goings to a minimum and maintains that residential atmosphere.
The problem is, it limits rental income. As an owner, you'll have no problem renting your condo during the busy season, and at substantial rates. Off-season, though, rentals are tough when the minimum rental period is 30 days. In the summer, for instance, families take week-long vacations - not month-long holidays.
So, if you want steady income throughout the year, go for the condos that allow weekly rentals. Our Beach Condo Comparison Chart shows these. They are South Seas Towers 3 and 4, Somerset, Sea Winds and Apollo. Daily rentals are allowed at Marco Beach Ocean Resort. This condo is referred to as a condotel and has a front desk like a hotel. Returns here are very good despite substantial management fees related to its hotel-like structure.

Five Things to Know
Marco Island is probably one of the last places where one would feel the need for extra security. Nevertheless, we have five gated communities on the beach. Hideaway Beach Club, South Seas, Somerset, Madeira, and Cape Marco all have guarded gatehouses.
Marco Beach is over four miles long from Royal Marco Point on the north end to Cozumel on the south end. One of the most beautiful beaches in the country, Marco Beach is the backdrop for some of the most valuable real estate anywhere. In fact, in 2015 and 2016, the Marriott poured $250,000,000 into our flagship resort. The beach is fully developed. The last beach condo to be constructed was Madeira in 2006. This ultra-luxury condominium sits proudly in the center of the crescent beach.
Our beach is deep. It ranges from just under 200 feet to over 1200 feet near South Seas Tower 4. On July 4th and New Year's Eve, it fills with excited islanders to watch the fireworks show. Many boaters cruise over to watch from the water. It's pretty awesome.
You don't have to buy a beach condo to enjoy the beach. Any Marco Island resident can obtain a pass to Residents' Beach. Located where San Marco Road meets the beach, Residents' Beach has tiki huts and snack bar.
