The first thing to consider when shopping for a boat condo is location. Our Boat Condo Map will show you where on the island boating condos are located. If getting to the Gulf fast is a priority, go with Old Marco or South End condos. The back rivers are easy to get to from these locations and Steven's Landing, too. Clam Bay, where the South Seas condos are located, is a bit longer ride to the Gulf.
The next thing to consider is boat dock type and size. This where we come in. The selection can be confusing. So, we recommend you call us to research the particular unit to determine the true availability.
Boat Condo Mortgages and Financing
There are no special considerations when it comes to financing a boat condo on Marco Island. Our lenders here can make this a smooth process. The most important thing is to shop carefully for your mortgage. Studies show that most people go with the first lender they speak to. This can be one of the most expensive mistake you make. Interest rates are not rigid, non-negotiable things. They are very fluid and banks and mortgage companies have a lot of wiggle room.
We always recommend that our customers stay away from their banker at home, regardless of how long you've been doing business with them. More times than not, they botch it. If the condo will be collateral for the loan, avoid the pain. Go with a local Marco Island lender.
There is one other option, though. The internet lenders, for some reason, are doing a fantastic job for us. They are fast , smooth and efficient. We have the most experience with Quicken Loans, but are testing some others, too. The great thing is the ability to shop very low rates and gain negotiation leverage, even if you go with a local lender.
Boat Condo Insurance
Condo buyers on Marco Island are always excited. The idea of owning a getaway on Marco Island is absolutely thrilling. Invariably, hurricanes weigh heavy on buyer's minds, though. First, the best evidence of our susceptibility to them is the condition of the oldest structures on the island. The first homes were built here in 1965. The only ones to be knocked down were victims of progress, not the weather.
The next thing to consider is... Well, that's it. Your "hurricane insurance," as it's sometimes called, is taken care of by the condominium management. Your wind and flood protection is included in your maintenance fee. Those are the big ones. The only insurance you'll want get in excess of the common insurance is your HO-6 policy. This is really nothing more than a regular homeowner's policy similar to what you've always had. The only significant difference is the HO-6 policy coverage is only on the interior of your unit. Of course, it also covers your liability, as well.
Maintenance Fees and Other Fees
Maintenance fees for boat condos are very reasonable. All in all, they are more in line with inland condos than beachfront condos. They typically include the master insurance coverage. This includes your wind and flood coverage which many people refer to as "hurricane insurance." While insurance is the biggest chunk of your boat condo maintenance fee, there are a lot of other things that are included. Cable TV is usually in there as well as landscaping and lawn maintenance. All exterior maintenance is in there as well as pest control, trash removal and recreation facilities. Most attribute some percentage to the condo's reserve account.
There really isn't much to worry about when you own a boat condo on Marco Island. That's what it's all about, right?
Pet Friendly Boat Condos
You have plenty of options if you're looking for a boat condo that allows pets. Just check out our Boat Condo Comparison to see which condos allow pets. There may be restrictions that we couldn't denote on our chart, but it'll give you a pretty good start. If you'd like us to verify or clarify any pet restriction, give us a call. Most of the boat condos are located on the South End of the island which is perfect for dog walking. It's quiet. There is very little traffic because the South End is like a big cul de sac. There is no way to drive through the South End.
Boat Condos as Investments
If you're looking to offset the costs of ownership or turn a profit on your boat condo, we can guide you. As with any condo on Marco Island, a boat condo that allows short rental periods of 7 days will give you the ability to rent your unit year-round. The problem is, there aren't many boat condos that allow less than 30 day rentals.
Now, the 30 day rental minimum is not a deal breaker. You'll still have no trouble renting your unit in the high season, January through April. These are the most profitable months by far. You just won't be able to rent to the guy that wants to just spend a week on Marco Island fishing in the off season.
Angler's Cove is probably the most popular for boating condo for investors. It allows weekly rentals. Boat docks are readily available. It's close to everything. Another great option, if you're looking for a building that allows weekly rentals, is Calusa Island Village in Goodland. It's an absolute fisherman's dream.
Boat Dock Types
There are several kinds of boat docks available and we're not just talking about size here. Our Boat Condo Comparison will tell you what kind of dock each condo has. There are deeded docks, assigned docks, common docks, available, leased docks and purchased docks. To get exactly what you need, you have to know which condo has which.
Certainly, the most desirable dock would be the deeded or assigned dock. These come with the condo and often come with a boat lift installed. If not, in most cases you can have one installed yourself.
You won't see the term "common dock" on our chart. If the only dock that a condo offers is a pier for very temporary parking, we've omitted it from the boat condo list. We tried to limit our list to those properties that boater's would be most interested in.
Leased docks are usually a good option. When you see this designation, in most cases, a dock will be readily available for you to lease and will probably remain available indefinitely. On occasion, the supply of leases is short, though. Call us and we'll be happy to get up-to-date information on any specific condo.
The term "available" can mean several almost anything. It can mean docks are available for lease or purchase. Or, it can mean there is a dock available only while you're in town. In the case of Water's Edge and others, there are nice boat slips out back for you to use while you're in town, you just can't leave your boat there when you're gone. Unfortunately, our chart is only a starting point. The docks described represent the best option in the particular complex. It is not uncommon for there to be multiple dock options in a given complex. Some units may have deeded docks and others only have access to the common dock. Use our chart as an initial guide, but use our expert agents to research the properties you're interested in.

Old Marco
The Marco Island boat condos in Old Marco are just around the corner from the Gulf of Mexico.
Smokehouse Bay
Most of the condos on Smokehouse Bay are great waterfront condos but not great boat condos. Very few offer boat docks that actually allow you to store your boat.
Clam Bay
Clam Bay is home to South Seas East and South Seas North. Boat docks here are leased but readily available. Sussex is here as well but only some units have dock access.
The Southend
The South End has the highest concentration of boat condos on Marco Island. It offers a quick out to the Gulf or the Ten Thousand Islands depending on what kind of fishing or fun you're after.
Steven's Landing
Tucked on the north side of San Marco Rd., on your way to Goodland, is Steven's Landing. Docks and a boat landing are available on site.
