Marco Island New Homes for Sale

According to a new survey by CoreLogic, a private real estate data provider, home prices went up 4.6% in August compared to one year ago which is the "largest year-over-year increase in more than six years."  Prices also rose 0.3% between July and August which is the sixth straight month of gains.  The good news about the steady increase in prices, the increase in home sales and rising builder confidence is that it looks like our housing recovery may actually be sustainable.

The Standard & Poor's/Case Shiller index also rose in July after two straight years of declines.  Also, all of the states are seeing a rise in home prices except for six that still show a decline.  Five of these include Rhode Island, Illinois, New Jersey, Alabama and

Seawinds Marco Condos for Sale

Seawinds is a beachfront condiminium located on the south side of Marco Island.  Amenities include a pool, jacuzzi, tennis courts, exercise room and additional storage.  This 16 floor complex houses 96 units and was built in 1982.  It is one of the only complexes on Marco Island that allows weekly rentals. There are currently four units for sale that range in price from $399,000-$539,000.

South Seas Tower Marco Island

There are currently 41 condos for sale in the four Towers located at South Seas.  While the South Seas complex of condiminiums includes South Seas West (Towers 1 and 2), South Seas Northwest (Towers 3 and 4) South Seas North and South Seas East, our focus today will be on the four Towers.  All four Towers are beachfront.  Towers 1 and 2 share a pool and Towers 3 and 4 share a pool.  The amenities include a fitness club, tennis courts and walking trails.  The main difference between the two Towers is that Tower 1 and 2 allow renters for a maximum of one month whereas Towers 3 and 4 allow weekly rentals.  This can be a huge advantage to investors interested in keeping their unit rented as much as possible since South Seas Towers 3 and 4 are two of the

Sell your Marco Island Home

When trying to sell your home, keep in mind that you are in a competition with other sellers in your area.  As with any race, you have to strategize and execute if you want to win.  Follow some of the tips below to get your home in top form and insure you beat out the competition.

Check out your competition.  Drive through the neighborhood and look for homes that are for sale.  Keep an eye out for open houses and go to them whenever possible.  Make a mental note of the condition of the homes and how they're priced.  You will probably start to notice a trend: the homes that are in the best shape and priced the most competitively sell the fastest and for the most money.

Marco Island Homes for Sale

There were 6 single family homes listed on Marco Island last week.  They range in price from $369,000 -$4,349,000.  Let's start at the high-end.  Located on the beach in the Hideway Beach community, this 2BR/2BA home with 3971 square feet features panoramic Gulf views, an elevator, multiple terraces and a large lanai with pool and spa.  Priced at $4,349,000, it's one of the most expensive properties currently for sale on Hideaway Beach, but not the most expensive.

The next home is priced at $1,850,000 features 4BR/4BA with 3502 air conditioned square feet.  Located off of Winterberry on a water direct lot, this home is Divco built with a boat dock and lift, outdoor kitchen and only a 10 minute boat ride to the Gulf.  Next for $1,800,000 is a 4BR/4BA

Marco Island Boat Condos

One of the great things about living on Marco Island is the ability to own a condo with access to the Gulf right in your backyard.  As I discussed in one of my recent blogs, there are numerous beachfront and waterfront condos for sale on Marco with boat docks included that require only a short boat ride to the Gulf.  The best way to judge value when you're thinking about making an offer on one is to look at what has recently sold.  In August alone, six waterfront condos sold.  Let's look at these a little more closely and see if we can spot any trends or interesting information.

A condo in Smokehouse Bay sold on August 21 for $230,000.  The list price was $249,000 so the buyers knocked a little over 8% off of the asking price.  This condo is water

Affordable Condo Photo

Since the beginning of last week, nine affordable condos have been listed on Marco Island.  By affordable I mean, condos priced under $200,000, which on Marco Island is a steal.  Let's take a look at where these condos are located.

Two were located in Anglers Cove which is off of Bald Eagle Dr., on the Marco River.  Both are 1BR/1BA with 717 square feet with one priced at $119,000 and one at $138,000.  The higher priced unit is located in the much sought after building "B" but other than that, they seem very similar.  Aquarius also has two new listings; one at $99,900 and the other at $114,900.  In this case, the more expensive unit is an efficiency with less square footage than the lower priced unit.  It is nicely decorated and since it's turnkey,

New Homes on Marco Island

Eight homes came on the market this week on Marco Island ranging in price from $294,900-$4,999,000.  The least expensive home is a foreclosure and priced to sell.  It's located in the River Area and is water direct which means, it allows direct access to the Gulf with no boat height restrictions due to bridges.  You'll be hard pressed to find another water direct home at that price on Marco Island now or in the near future.  There is only one other home on the Island that's water direct and priced similarly.  It's a short sale and has the sewage plant located across the water from it but, it's only priced at $198,900.

There is one home listed at $379,000.  It's centrally located with wide water views.  There are three homes listed in the $400's.
