Marco Island Luxury Real Estate For Sale

How's the Marco Island luxury real estate market doing?  From the look of things on the multiple listing service, pretty darn good!  Considering that this segment of the market is usually the slowest and toughest to move, Marco Island seems to be doing o.k.  There are currently 129 single family homes for sale on Marco Island priced between $800,000-$10,000,000.  Most are located directly on the Gulf, beach or golf course. 

Currently, the most expensive home for sale on the Island is priced at $8,975,000.  Its been on the market 287 days and features 5BR/5BA/3HB and 7056 air conditioned square feet.  It has its own theater room, exercise room and game room.  Located in The Estates, It includes amazing views of Roberts Bay and has a private dock and boat lift.  To compare, for $829,900 you can have a 3BR/3BA home on the Gulf in the River Area of the Island.  It also includes its own private dock and boat lift.  It also has great views but they're more of the canal than the Gulf.  Also, it's not as large or as luxurious but for the price difference, it's quite nice.

There are currently 14 homes under contract in the $800,000-$10,000,000 price range.  They range in price from $845,000-$1,850,000.  We won't know the selling price until after they close.  The average days on market for these 14 homes is 170.  This is actually below the average days on market for Marco Island of 271.  In addition, the most expensive home currently under contract was only on the market 42 days.  Another reason we always stress the importance of pricing your home right the first time so you sell quickly and for the most money!
