What comes to mind when you think of Marco Island?  For most people, it's probably the waterfront homes.  In fact, it can be hard to find a house on the island that isn't on a canal. They're everywhere.  But, what if you want a house on a canal, with direct access to the Gulf of Mexico, but you also want something close enough to the beach that you can walk there in five minutes.  If that's what you need, you're going to have a problem... until now.
