December 7 - Hot Listing of the week

December 7, 2012 is a day that will live in imfamy. No,not really.  It's just another beautiful day here in paradise - blue skies and about 80 degrees.  Today, though, I wanted to talk about a listing that is getting a lot of attention on our website, BuyMarco.com. Our "Hot Listing of the Week" is this condo in San Marco Villas II.  It's a two bedroom, one-and-a-half bath unit with some luxurious upgrades and it's priced at only $149,900.

San Marco Villas is located just off San Marco Road right in the middle of the island.  It was built in 1985 and makes for a great first or second home or investment property.  The monthly maintenance fee is very reasonable at only $365 and taxes last year on this unit were only $1342.  The property is convenient to shopping and restaurants and Resident's Beach is only minutes away by car or bicycle.

Currently, there are five units for sale in San Marco Villas ranging in price from $135,000 to $169,000 and this particular unit is right about in the middle at $149,900.  It has a lot of nice touches like new cabinets and granite countertops. Some other great condos in the same area include Mariner.  These condos are a little more expensive because they are directly across the street from Resident's Beach but they, too, are worth a look.  Now is a fantastic time to grab one of these great condos before the prices go up too much.  They are already off the bottom but still priced in line with 2003 prices.  People that buy this year are certainly going to be considered geniuses in the future.
