Marco Island development was conceived by the Mackle brothers, the same guys that developed Key Biscayne off of Miami.  All one has to do is look at an aerial photo of Marco to understand the enormity of the project.  A development like this today would be impossible for several reasons including the one that stopped the Mackles dead in their tracks - the government.  A couple years into the development, Deltona Corp. was denied key dredge and fill permits that were necessary to complete the project.  Several other nearby islands were not only planned for development but the lots had already been sold!  The Mackle's sudden need to raise cash for refunds forced them to sell prized parts of the island they had intended to keep including their signature hotel, now the Marriott Resort.

It's a sad story of ambitious visionaries destroyed by big government making up rules as they go along. Fortunately for us, we have Marco Island water indirect homes thanks to them.
