Have you got a tall ship?  No, not one of those classic sailing vessels... just a boat that's about 10' tall or taller.  If so, you will need a "Water Direct" lot.  The clearance under some bridges on the island gets down to about 10 feet at high tide.  If height isn't an issue, you might prefer a Water Indirect lot instead.  For a better idea of bridge clearances, see the City's chart.

The bridge situation is just the first thing to consider when evaluating a potential lot purchase on Marco Island.  Location, elevation, sales history, etc. should be factored in too.

Marco Island lots are an endangered species!  When these are gone, there will be no more.  Phase 2 will not begin.  Those familiar with Marco Island's history know that the original plan included devloping several other nearby islands.  This plan was killed when the Government, under pressure from environmental groups, changed the rules on the Mackle brothers in the middle of their development of this paradise.  When the necessary permits were unjustly denied, it essentially crushed Deltona Corpoation and the Mackle Brothers.
