Mainsail I, II, III and IV in Naples, Florida represent some of the best bargains around if you're looking for an affordable condo.  Located in the Marco Shores area adjacent to Hammock Bay, Mainsail condos are all situated on a serene lake and across the street from a beautiful golf course.  If you're a pilot, the Marco Island airport is only a few minute away. If you're not a pilot, you shouldn't be concerned about airplane noise.  Marco Island's airport is quite small and traffic in and out is very light on its heaviest day.

Mainsail condominiums are lovely, two bedroom/two bath units that are roomy and efficient.  They make a great place for second home or an economical primary residence.  Conveniently located between Marco Island and Naples, residents can reach either spot very quickly.  Nearby golf, boating and Marco Beach means that you'll never be wanting for fun activities.

Each condo has about 1000 s.f. of total area. Current prices are under $135,000 making Mainsail one of the best bargains around.  Heck, these are the same prices that these condos sold for in 2003, long before the real estate bubble even started to inflate.  I call that a no-brainer.  Real estate values in the area have been trampled to levels far below fair value.  There is no down-side risk in purchasing condos at these levels.

If that isn't enough of an argument in support of the value at Mainsail, consider the neighboring property.  Hammock Bay is home to some of the areas most luxurious condos.  Aversana, Lesina and Serano are right next door to Mainsail and these highrises sell for up to a million bucks.  I call that appreciation by association.  The intrinsic value of the Marco Shores enclave is powerful and supports the future value of your Mainsail condo. 

Well, it sounds good but what about the taxes and maintenance fees?  Cheap! Taxes in 2012 were in the neighborhood of $1200 if it's a second home and only about $600 if you make your condo your primary residence.  Maintenance fees are about as low as they come at $372 and this includes cable tv, water and sewer and all the usual stuff like common insurance and landscaping.

Speaking of landscaping, the grounds at Mainsail are fantastic!  Palm trees and tropical vegitation are everywhere and accent the lake beautifully.  Don't be alarmed if you occaisionally see an alligator lounging at the edge of the lake.  Alligators are far more docile and lathargic than people realize.  I'm not saying that you should throw caution to the wind, but, they won't bother you if you don't bother them.
