Did you know that most Marco Island real estate websites don't give you the actual Marco Island MLS? Yep, it's true. They give you the Naples MLS. Why would they do that? Well, they're trying to kill two birds with one stone. We, at the Boyle Team, are Marco Island specialists. We don't go past Lely. We believe that we can't serve our customers adequately outside of our zone so we don't attempt it. If you'd like to buy or sell a property in the Naples or Bonita Springs area, we'll refer you to the best agent that can serve you.
The other reason they don't give you the Marco Island MLS is because most website companies don't support it. Just about all of them support the Naples MLS and the state-wide MLS but not Marco Island's. This wouldn't be a big deal except those MLSs don't have all of Marco Island properties listed. They only have about 70% of them. Obviously, this means that if you're using one of the many Marco Island sites that don't serve the Marco Island MLS, you're missing 30% of the homes and condos that are on the market. Not good.

Pricing property on Marco Island
There is a sense that prices are going up fast and that the best deals are behind us. Well, it's true. They are. But, we are finding that there are distinctly two kinds of buyers on Marco Island these days. Those that are upset that they can't buy at the same prices that buyers enjoyed a year or so ago and buyers that realize that Marco Island property is still cheap at these levels.
Let's face it. If you didn't buy in late 2011 or early 2012 you missed the bottom. You missed the buyer's market. Prices have certainly moved off of the bottom but only slightly if you look at the big picture and by big picture I mean graph. The people that bought at the bottom bought when the future was much less certain than it is now. In order to buy at the bottom, one has to risk the possibility that prices will continue to fall. Buy waiting until prices come off their lows, you mitigate an enormous amount of risk at a very small cost. This is the smart way to buy. Of course, buyers in 2011 look like genius' now but things could have gone the other way.
