Like the high-rise unit we talked about in our last blog post, this latest sale is a condo in the popular South Seas development.This unit is located in one of the mid-rise buildings located directly on Clam Bay on Marco Island. Fully decked out, this 2 bedroom / 2 Bath unit sold for only $405,000.


The views from South Seas East are amazing. Boats and canal homes create an incredible backdrop for your activities around the well-maintained pool and common areas. There is even a boardwalk that traces the perimeter of Clam Bay. It's absolutely tranquil.


South Seas is one of only a few gated communities on Marco Island. The gate is staffed with 24-hour security that is top-notch. The four communities within South Seas share an incredible amenity package including tennis, shuffleboard and fitness facilities. Of course, it's the beach that gets everybody's attention though, and it's just a hop from your condo in the East buildings.


Unique to this great neighborhood is the opportunity to have a boat dock and beach access. South Seas East buildings are adjacent to the boat docks which are leased from the community and are super cheap. These condos are &quot;water-indirect&quot; which just means that you'll have to pass under a bridge on your quick ride to the Gulf of Mexico.

I mentioned the views, check them out below. Besides the views and the &quot;quick-out&quot; to the Gulf, Grand Bay is ideally located for the landlubber as well. You can walk back from Snook Inn if need be. How great is that? Marek's is even closer. You can throw a stone at the Dolphin Tiki (but a Frisbee might be nicer.) The restaurants and shops of The Esplanade are around the corner as well as the Starbuck.

Of course, Grand Bay has all of the amenities - incredible pool, shuffleboard, hot tub. There's even storage for kayaks. The bay is great for cruising around on a kayak or a Paddleboard.


Maintenance fees are $500 a month and include insurance (not cheap down here), Pest Control , Trash Removal , Water &amp; Sewer , Internet/Wi-Fi and even cable TV. Not bad when you add it all up.

We just sold a great unit in South Seas East.  In case you're not familiar with South Seas, it is one of the favorites on the island because of some unique features. First, it's the only community on the island that offers both beach and boating access.  On top of that, it's gated with 24 hour security.  The grounds are beautiful and the views from any condo are pure Marco Island.


 


When one thinks of South Seas, they usually envision the four large towers located directly on the beach.  South Seas is much more, though.  There are fabulous mid-rise buildings located adjacent to the towers on Clam Bay. These units represent fantastic value for those of us that want a beachfront community but don't necessarily need a view of the beach.


 


The asking price for this condo was $289,900 and The Boyle Team sold it for $275,000(public record) in just a few weeks. While the Boyle Team's marketing surpasses that of any other competitor, proper pricing is always critical in the sale of any real estate.  The seller's pricing here generated steady showings and an offer they were happy with.


 


The bang for the buck in South Seas is extraordinary.  I watch values all over Florida and I don't know where you can get everything South Seas and Marco Island have to offer in this price range.  The quality of life here is second to none. If you can think of an amenity, South Seas probably has it. There are plenty of tennis courts, swimming pools, shuffle board courts... There's the beach, boat docks, fishing...You name it.  If you're not having fun, it's probably your own fault.

        <title>Recently Sold Boat Condos on Marco Island</title>

One of the great things about living on Marco Island is the ability to own a condo with access to the Gulf right in your backyard.  As I discussed in one of my recent blogs, there are numerous beachfront and waterfront condos for sale on Marco with boat docks included that require only a short boat ride to the Gulf.  The best way to judge value when you're thinking about making an offer on one is to look at what has recently sold.  In August alone, six waterfront condos sold.  Let's look at these a little more closely and see if we can spot any trends or interesting information.


A condo in Smokehouse Bay sold on August 21 for $230,000.  The list price was $249,000 so the buyers knocked a little over 8 off of the asking price.  This condo is water direct which is a big selling feature.  This means that you can own a larger boat because access to the Gulf does not require you to go under any bridges.  It also takes less time to get there.  This particular unit was a first floor, corner unit with numerous upgrades including cabinets, flooring and appliances in the kitchen and baths.  It was also a 2BR/2BA with over 1000 air conditioned square feet and within walking distance of The Esplanade shopping and dining complex.


Palm Isle had one that closed on August 15 for $277,000; asking price was $299,000.  Also a 2BR/2BA, this unit was over 1100 air conditioned square feet.  This completely remodeled condo was close to South Beach, featured granite countertops in the kitchen and baths, a new seawall and dock lifts in 2008 and also had hurricane shutters.


Next was one in Eagle Cay that sold for $280,000 with an asking price of $325,000.  A 2BR/2BA featuring 1125 square feet, it came turnkey with beautiful views of Caxambas Pass and Roberts Bay.  Its close proximity to The Estates was another thing in its favor.


One sold on August 7th in Islander Cove in only 99 days for $345,000.  They priced that one right with an asking price of $349,000.  Another 2BR/2BA with 1168 square feet, this was a top floor, corner unit with great views.  It also featured updated tile and hardwood floors, a boat dock and a private garage


Bayfront Place had one sell on August 9th for $350,000 with an asking price of $399,900.  This very private unit featured 3BR/2BA, 1660 square feet, a 35 foot dock and lift and a one car garage.  Located on Smokehouse Bay, it also included high ceilings and was a ground level unit.


Last but not least, Pier 81 North had a 3BR/2.5BA with 2275 square feet sell for full price at $677,000  This corner, end unit featured 3 lanais and panoramic views of the Marco River with direct access to the Gulf of Mexico.  It did not include a dock, but the complex offers them for lease or purchase.  This beautiful condo also had a private entry and was professionally decorated.


If you look at the sales in August alone, you can see that the inventory is starting to shrink.  Sellers are getting much closer to asking price than they once did and some of these complexes no longer have any units for sale.  The time to buy is now  For more information on any of these condo complexes or any others on Marco Island, contact the Boyle Team anytime for more information.

One of the great things about Marco Island is all of the boating access that's available.  It has to be one of the best places on earth to live if you love to sail, fish or just cruise around.  There's also plenty of kayaking, paddleboarding, kitesurfing and windsurfing opportunites.  There are numerous places to put in and a large majority of the condos and homes have water access. 


One of the best places to live in Marco Island if you love to boat is what's known as the &quot;Southend&quot;.  There is an entire area on the southwest side of the island devoted to boating condos.  One of the largest is known as Eagle Cay.  It features 5 buildings with 126 units ranging from 2BR/2BA to 3BR/2BA.  If you're looking for something more intimate, Ebb Tide only has 4 2BR/2BA units.  There are also many others to choose from on Collier Ct., Panama and Huron.  All include water direct access which means that the height of your boat is not restricted.  Water indirect condos allow a maximum height of 14 feet so boats can pass under all bridges at high tide.


 There is also an awesome park located on Colllier Ct. known as Caxambas Park.  It's one of only a few areas on Marco Island that you can fuel up your boat and features both regular and diesel fuel.  You can put your boat in here or simply hang out and enjoy the views.  It even has a small store with various sundries perfect for a day out on the water.
