The Boyle Team just sold a spectacular unit in South Seas Tower 3. This beautifully renovated two-bedroom / two-bath condo sold for $480,000 (public record). South Seas Tower 3 (and 4, too) represent an especially good value if you want to maximize your return on investment. Unlike Towers 1 and 2, towers 3 and 4 allow weekly rentals. On an island where the vast majority of condos require 30-day rental minimums, weekly rentals are always in demand.  The amenities in the South Seas community are excellent. South Seas in a large gated community located on Marco Island's famous beach. On the other side, it fronts Clam Bay. It has 24-hour manned security (as-if you need it on Marco), access to boat docks on Clam Bay, tennis, several resort-style swimming pools, fitness facilities, social rooms, shuffleboard and tons of other stuff. It's located within a couple blocks of great restaurants like Joey's Italian and Doreen's (great breakfast spot).

There is no shortage of luxury condos on Marco Island. From Cape Marco on the south end of the beach to Hideaway Beach on the north end, the lifestyle offered by these grand condominiums is just perfect.


Royal Marco Point I is located on a white sandy beach in the idyllic gated community of Hideaway Beach Club. Hideaway is not like any other part of Marco Island. When you pass the guarded gatehouse, you immediately recognize that the foliage and vibe are different. The Gumbo Limbo trees and dense tropical flora transport you to a Caribbean island.


It's not only the landscaping that makes this neighborhood special. Hideaway Beach Club has a country club and executive golf course, too. Lunch, overlooking perhaps the most beautiful beach in Florida, is the definition of The Good Life.


Royal Marco Point I is the first of three luxury properties on the northern tip of Marco Beach. The views from any unit in the building are fantastic. Certainly, I could say this about just about any beach condo, but Hideaway Beach is different. You can see Tigertail Beach and Isles of Capri. The boats float by all day as they pass to enter The Marco River.

        <title>What do these 5 Beach Views Cost?</title>

With about thirty buildings on Marco Island's famous beach, we have condominiums to suit a wide range of budgets. Today, we're going to look at five popular condos and give you some idea of how much bang for the buck is in each one. We'll look at a recent sale in each building that we think is representative of an average unit.


South Seas Towers - 2BR/2BA  $480,000 (public record)


There are four beachfront towers in the South Seas development. While they may all look the same there are some significant differences between them. Most significantly are the minimum lease periods of each. If you choose to rent your unit to snowbirds and vacationers, this may be important. Towers one and two, the two southernmost, require that leases be a minimum of 30 days. This is typical of most condos on Marco Island. Towers three and four only require a seven-day minimum. Generally, your gross income will be higher with weekly rentals since this allows you to rent to families wanting to take a week's vacation in the summer. As far as views are concerned, you'll either face southwest along Marco Beach or northwest towards Tigertail beach. Both of awesome. This unit faces Marco Beach.








 


Admiralty House - 2BR/2BA $400,000 (public record)


Admiralty House is one of the classics on Marco Island. Easily recognizable by its sky blue tile accented edifice, Admiralty makes a great winter home and is very suitable for year-round living, too. The lobby and hallways were renovated in 2012, so this affordable building looks luxurious and fresh. This particular unit is sold in May after 46 days on the market. Since it's an end unit, it offers great island and beach views.








 


Sandcastles - 2BR/2BA $655,000 (public record)


I picked this one in Sandcastle II to show you the view from a lower floor. Most people initially focus on upper floors in search of the best view but the lower floors offer a special vibe. They feel more like a beach house since you can hear the waves crashing and beach goers enjoying themselves. The two Sandcastles are located near the middle of Marco Beach. Princess del Mar 3BR/3BA - $1,350,000 (public record)


We have royalty on Marco Island. There are three luxury condos in the middle of Marco Island's famous beach that offer stunning views, both to the north and to the south. They are called Prince, Princess del Mar, and Duchess. This particular unit on the eighth floor of Princess features 3 bedrooms, 3 baths, and 2 lanais. Its 1900 s.f. are thoughtfully organized for efficiency and comfort. You'll have trouble pulling yourself away from the friendly poolside chairs. Madeira 3BR/3.5BA - $3,200,000 (public record)


Now we're getting into the luxury condos on the island. There are really three ultra-luxury developments on the beach. I'm mean world-class luxury on par with anything they've got in Miami or Sarasota. They are the buildings of Cape Marco, Hideaway Beach and this one, Madeira. 


Madeira is the centerpiece of Marco Beach. Units are between 3000 and 7000 square feet and feature private elevators, the finest finish details, and quality amenities. Recent sales have ranged from $3,200,000 to over $6,000,000 for a 5BR/6.5BA unit. See the current Madeira listings here.

When it comes to buying a beachfront condo, Marco Island is a premier location in Florida. It’s not hard to understand why once you have seen the island, with its 4-mile stretch of pristine beach, and the aqua-blue waters of the Gulf of Mexico that reaches out towards the horizon.


But as stunning as the surrounding natural beauty might be, living requires more than a great view. The quality of the beachfront condo is hugely important too. And in this area, the communities on Marco Island do not fail to impress either.


The array of practical and luxury beachfront homes and condos found on the island is wide, with more than 32 communities to choose from. What this means, of course, is that whatever your budget might be, there is a property for you.


Finding Your Beachfront Condo


The principal public beach of Marco Island stretches along the western shore. Generally speaking, the further south you go, the higher the property prices, partly because the southern developments are younger, but mainly due to the superior amenities that come with these beachfront condos. Marco Island is continuously renewing itself after all.


Properties can range dramatically in price. For example, along Seaview Crescent, just off North Collier Boulevard, a 1-bedroom beachfront condo over 750 sq ft can cost just $200,000 with 2-bedroom condos over 1,100 sq ft costing around $500,000.


In contrast, on the southern tip of the island, a 1-bedroom condo covering just 500 sq ft on South Collier Boulevard, with astonishing 180 degree views of the Gulf of Mexico can be bought for $400,000. And if your budget allows, you can find a luxury beachfront home of 4-bedrooms over 3,800 sq ft for about $2 million.


Beachfront Amenities To Access


When it comes to beachfront condos, Marcos Island scores high because of the unspoiled sandy white beaches that lie between them and the warm gulf waters. But there is a variety of amenities that make the actual living experience very hard to beat.


With the beach and residents’ pool just yards from your beachfront condo, the opportunity to hang out or to lounge around by the pool is always there. But boating and kayaking are favorite activities too, as is deep sea fishing on the gulf, or perhaps diving to see 18th century shipwrecks dotted around the Ten Thousand Islands area.


Elsewhere, the selection of world-class restaurants along the beachfront makes dining out an enviable culinary experience, while excellent shopping and the vibrant island nightlife centers are never far away from your luxury beachfront home or condo either.
