Look around. If you're travelling south on the west side of Florida, Marco Island is the end of the road. It's also the &quot;end-all-be-all&quot; for those of us that have discovered it. Well, the end of the road on Marco Island is Collier Court.  This cul-de-sac on the south end of Marco is a quiet enclave comprised of some of the best waterfront condos in all of Florida.  Down here you have The Boat Club, Nautilus and Tropical Isle. There is a standout, though.  It's Waters Edge. Rarely are units available.  Families seem to hold on to their homes here. 


Water's Edge is what we call a &quot;boating condo&quot; on Marco Island.  There are boat docks available to you right out back.  They are plentiful and make heading out to the Gulf for some fishing and fun very easy.  The bonus is that you'll also be within walking distance to the beach, too.  The luxurious &quot;South Beach&quot; is just a few blocks away.  Water's Edge really is the best of all worlds when it comes to owning a Florida waterfront condo.


Currently, there are only two units for sale in the entire community and we have a gem in our listing here.  It's a front unit, meaning it's directly on the water. The views are spectacular. There is a new top dog on Buymarco.com.  This time it's a beach condo, but not just any beach condo.  There is a great unit for sale in Tradewinds at a great price.  This two bedroom / two bath is priced at only $245,900.  That's a steal for a beachfront condo on Marco Island and it won't last long.


Tradewinds is one of the most picturesque condos on Marco Beach.  It was built in 1972 so it's one of the originals.  The red roof is somewhat of a land mark and makes Tradewinds stand out from the other highrises.  Many people think the building was constructed at an angle to the beach to be perfectly aimed at the sunset but this is not the case.  It was actually a blunder that was corrected on the fly. 


You see, the Mackle Brothers who developed Marco Island had already built a couple of condos on Marco when the Tradewinds project started.  Up until this project, the architecture duties were handled in-house.  Emerald Beach and The Sunset House looked great but the Mackles decided to raise the bar with Tradewinds and subcontracted the building's design to an outside firm.  When the design was complete, construction would commence.  One Problem  The building was too wide for the lot. 


A redesign would take months.  What were the Mackles to do?  They did what you might do with a piece of furniture in your living room.  They simply turned it slightly and it fit on the lot.  The bonus is, it adds to the uniqueness that gives the Tradewinds such charm and it now points directly at our beautiful sunsets.

Where in the world can you buy a two bedroom / two bath condo with a boat dock ($400 per year) and immediate Gulf access for less than $200,000?  Marco Island - that's where. But Marco Island is expensive, right? Not any more.  The real estate market in Florida appears to have started to inch up from the bottom but the bargains are still all over the island.  This is one of them.  This very condo sold for $510,000 in 2005.


Sounds pretty good, doesnt it?  But it gets better.  This condo has great water views and a screened lanai.  There is a swimming pool, a fishing pier, and is close to some of Marco Island's most popular restaurants.


Located on the north side of the Island in the Old Marco section, Marco Inn Villas is located right where you want to be.  Boating and fishing is popular on this side of the Island because boats can be in the Gulf of Mexico in a few minutes.  In the evenings, a five minute walk will have you enjoying live music and great food a Snook's right on Marco River.  For that matter, just bring your catch to them and have them cook it up for you.


The fees are very Reasonable at Marco Inn Villas at $486 and this includes your insurance, cable tv, security, trash removal and water and sewer.  Taxes in 2011 were only about $1500.  Ownership here is very easy on the wallet and if you finance the purchase, you can take advantage of ridiculously low interest rates.  This unit is the only one currently on the market in Marco Inn Villas.  If you'd like to take a look at this great condo before it's gone, just shoot us an email and we'll take care of everything.

This week's most popular listing on BuyMarco.com is in one of the original beach condos on Marco Island - Sunset House North.  Sunset House and its sister to its north were built 1969.  The Mackle brothers built Emerald Beach and then moved onto these.  In fact, they designated a penthouse in Sunset House for none other than President Richard Nixon.  Ultimately, he took one they had built on Key Biscayne instead.


Even though Sunset House is now beyond its 40th birthday, you would never know it by looking at its condition.  Like most Marco Island beach condos, these are meticulously maintained from top to bottom.  The mature landscaping is stunning and the views are second to none.


The unit that has topped the list this week is a one bedroom / one bath unit that is attractively priced at only $195,000.  It has a roomy floor plan and at 750 s.f. makes for a cozy second home on the Island.  It was just listed a few days ago and will surely go quickly given the interest shown so far.  Currently, there are eight units for sale between the two Sunset condominiums and this is the least expensive of them all.  One bedroom range from $195,000 to $249,000 and there are two 3 Bedroom units, both priced at $329,000.


Marco Island beach condos make great investments at their current prices.  Typically, they are selling for around the same prices they sold for in 2003.  That's back before the real estate bubble even began to inflate.  With the stock market uncertainty that exists with the impending fiscal cliff,  Marco Island real estate makes for a solid investment option.  For more information on the current market conditions, give us a call.

When Marco Islanders think of The Estates, they think &quot;luxury&quot; and &quot;the most expensive area on Marco Island&quot;.  We thought we'd show you how little you can spend and still live in The Estates. Let's start with the least expensive home currently for sale there:


811 Scott Dr. is priced at only $315,000  Situated on a hill with a huge lot, this 3BR/2BA home with 1420 square feet also features a 2 car garage and workshop.  Yes, it needs some updates but for the price, it's hard to go wrong.  Next we have 1621 Copeland.  This house has 5BR/2BA and 2894 square feet all for only $449,000 in the middle of The Estates.  Featuring Waters Bay views, a large, private yard and surrounded by more expensive homes, this home looks like a steal to us.  It's only been on the market 7 days so it probably won't last.  The next least expensive home in The Estates has also only been on the market 8 days.  Priced at $499,900, 1440 Collingswood Ave. includes a private setting with large walk-closets, vaulted ceilings and a solar heated pool. It already has a nice kitchen and recent upgrades include a newer roof, A/C and storm shutters.  Last but not least is 1732 Ludlow Rd.  This home is a jump into the $500's at $579,000.  This home is also newer and has some updates already that include exterior paint, landscaping and window treatments.  The home has been on the market for awhile though so it may need to drop in price before we can call it a &quot;good deal&quot;.  It is still one of the least expensive homes offered in The Estates right now.

There were 6 beachfront condos listed in the last week.  They range in price from $339,900-$1,995,000.


Let's start with a look at the two just listed at Admiralty House.  The least expensive listing of the week at $339,900 is Unit 906.  This unit has not been updated but has great views and all of the great amenities that come with owning at Admiralty House.  These include a heated pool on the beach, tennis courts, a library and extra storage.  It also has 2BR/2BA and 893 square feet.  The other new listing at Admiralty House is Unit 403, priced at $379,900.  It features 2BR/2BA and and 844 square feet.  This is a beachfront unit and has some updates.


There are two new listings at Chalet as well.  Priced at $589,000, Unit 1105 features 2BR/2.5BA and 1836 square feet.  The agent did not put up any extra photos or remarks about the property so if you'd like more information, please contact us.  Priced at $949,900, Unit 1001 features 3BR/3BA, 2115 square feet and a wrap-around, open lanai that features views from every room.  Chalet amenities include, heated pool and spa, sauna, tennis, fitness center, BBQ area, social room, shuffleboard, business center and guest suites.


The beautiful Summit House also has a new listing this week.  Featuring 2BR/2BA and 1733 square feet, the Summit House units are very large compared to some of the other condos in the same price range. Unit 1401 is priced at $629,000 and includes gorgeous Gulf and beach views, an updated kitchen and is nicely decorated.  It also includes hurricane shutters, which is a nice upgrade.


Last but not least is our most expensive new listing of the week, Unit 2002 at Vera Cruz.  Located at the southern tip of Marco Island in the Cape Marco community, this unit is truly luxurious.  Featuring every upgrade imaginable and panoramic views of the Gulf, 10,000 Islands and Caxambas Pass, this unit also includes 4BR/4BA and 3830 square feet.  The amenities at Vera Cruz include a theater, guest suites, infinity and grotto pools and more.

In the past week, there were 6 properties that came on the market with water direct access to the Gulf.  Two were condiminiums and four were single family homes.  Let's start with the condos:


The first was in Riverside Club.  This condo has been completely updated with custom cabinetry, stainless steel appliances and beautiful tile and Pergo flooring.  It also features a new A/C unit and water heater and is turn-key furnished.  Riverside also has its own marina and docks can be leased for $200/year.  It's priced at $209,900 for a 1BR/1BA.


Grand Bay also has a new listing.  Featuring 2BR/2BA and 1347 square feet, it's priced at $495,000.  This completely updated end unit has fantastic views of the Marco River and includes a 50 ft. X 18 ft. boat lift with slip.


If houses are more your thing, there's a new listing on 842 Elm with 3BR/2BA and 1416 square feet.  Priced at $439,900, it sits in a much desired location, right on Collier Bay.  It comes furnished and has a newer roof, dock and boat lift.


Located in the Tigertail Beach area, this next home features quick, direct access to the Gulf and is within walking distance to the beach.  This is a custom designed home with extensive detailing and all the upgrades.  It includes 3BR/3BA, 2574 square feet and is priced at $1,400,000. 


This next home is located in the coveted Estates area.  This luxury home includes its own mini-marina and attached guest house.  It boasts unobstructed views from every room in the house, 249 feet of direct access waterfront and over 1/2 an acre of lush landscaping.  There are too many features to list here but, this home is obviously for the buyer that wants the best of everything and can afford to pay for it.  The current list price is $2,875,000.


Last but not least is a &quot;not yet built&quot; home that will be located on 1825 April Ct.  The builder will create your home from his already existing Morocan design or give him your own design and he'll customize it for you.  This lot is unrestricted so you can cut a 4' path to the water.  Many of the lots in this particular part of the Island are restricted and don't allow water/boat access due to the mangroves.  The builder is asking $3,895,000.  Contact The Boyle Team for more information as to what this price includes.

This week, the most popular listing on our website is this one. It's a fantastic 2/2 in French Village. So, what's so great about it?  Well, it's across the street from the beach.  It's close to the beach access.  It's on the first floor.  It has low maintenance fees. It's in great condition. And, it's only $199,900.


French Village is located toward the southern end of the island, right on Collier Blvd.  Owners are within easy walking distance to shops, restaurants and the movie theatre.  The property was built in 1979 but you wouldn't know it by looking at it.  Like so many properties on Marco, good funding and management have kept French Village looking like new.  I think anyone would be proud to call this great property &quot;home&quot; or &quot;home away from home&quot;.


As of mid-October, there are only 2 units for sale in this community of 33 two-bedroom condos.  The other on is priced at $217,000 and is another great deal.  Both units are priced around what they might have sold for ten years ago. Throw in the fact that interest rates are in the basement right now and the super-low maintenance fee of $350 that includes, among other things, your cable tv, water and sewer bill, and common insurance and French Village should be pounced on promptly - siezed summarily. Oh boy.

There are currently 41 condos for sale in the four Towers located at South Seas.  While the South Seas complex of condiminiums includes South Seas West (Towers 1 and 2), South Seas Northwest (Towers 3 and 4) South Seas North and South Seas East, our focus today will be on the four Towers.  All four Towers are beachfront.  Towers 1 and 2 share a pool and Towers 3 and 4 share a pool.  The amenities include a fitness club, tennis courts and walking trails.  The main difference between the two Towers is that Tower 1 and 2 allow renters for a maximum of one month whereas Towers 3 and 4 allow weekly rentals.  This can be a huge advantage to investors interested in keeping their unit rented as much as possible since South Seas Towers 3 and 4 are two of the only condos on Marco Island that allow weekly rentals.


The current units for sale range in price from $249,900-$749,000.  The least expensive unit is located on the second floor which may explain its lower price.  It has almost no updates with only a little bit of new carpeting and tile.  Even at the lowest price of all the Towers, it has been on the market for 392 days.  In contrast, there is one priced at $440,000 that is the same size on the 15th floor that has been completely updated.  It's only been on the market 89 days.  The unit priced at $749,000 is larger and a front end unit.  End units are highly desirable with their wrap around views and the fact that this one if front facing means it has amazing Gulf and beach views.  It has also been completely updated to include a new kitchen with corrian countertops, new tile and new appliances.  The baths are also all new with tile showers. 


There are currently two units under contract as well.  One is listed at $319,000 and is one of the larger units at 1131 square feet.  The other unit is priced at $329,000 and has 1070 square feet.  It's located on the top floor and features some updates.  Both offer great views of Tigertail Beach.
