Best Buys on Marco Island

In the last week, there were four new water direct, single-family homes that hit the market.  Let's take a look from highest to lowest price:

827 Chestnut sits on a large lot with only a quick boat ride needed to get to the Marco River.  This immaculate home features 3BR/3BA, 4136 square feet, a Living Room with vaulted, wood ceilings, Pool and Spa and even a Dock and Lift!  It's priced at $415,000.

The next new listing is on Apataki and includes 3BR/2BA and 2479 square feet.  Located in the desirable River Area, this home has a boat Dock and Lift, an oversized 2.5 car garage, and brand new Kitchen.  Its price of $625,000 sounds like a good deal to us.

December 7, 2012 is a day that will live in imfamy. No,not really.  It's just another beautiful day here in paradise - blue skies and about 80 degrees.  Today, though, I wanted to talk about a listing that is getting a lot of attention on our website, BuyMarco.com. Our "Hot Listing of the Week" is this condo in San Marco Villas II.  It's a two bedroom, one-and-a-half bath unit with some luxurious upgrades and it's priced at only $149,900.

There were 5 new water direct listings that came on the market in the last week.  Two were in Riverside, the rest were in Anglers Cove, Smokehouse Harbour and Marco Inn Villas.

Riverside had two listings priced at $179,900 and $199,500.  The lower priced listing is in Building C, Apt. 409 and features 1BR/1BA and 800 square feet.  This unit has great views of the Jolley Bridge and Marco River.  The amenities included are two large pools with spas, three lighted tennis courts and a marina.  Boat docks can be leased for only $200/month.  Building E, Apt. 410 is also a 1BR/1BA with 800 square feet and has been nicely updated.  Enjoy the great sunsets from this 4th floor unit.

Six beachfront condos went on the market this week ranging in price from $217,000-$825,000.  If you've always dreamed of beach and sunset views, one of these new listings will probably be perfect for you.

Starting north and moving south, South Seas Tower 4 has two new listings.  Unit 10 is on the 10th floor and features gorgeous views of the Gulf and TigerTail Beach.  Priced at $389,000 this condo also has lots of tile and remodeled baths.  Unit 16, on the 16th floor, is one of the sought after end units with views of the Island and the Gulf.  It's priced at $549,999.  Featuring over 1500 square feet, this condo has an updated kitchen with granite countertops and trey ceilings, updated baths with granite and nice, turnkey furnishings.  One of the

Lately, the most popular listing each week on BuyMarco.com has been a condo.  Finally, a house takes top honors.  This week's winner is an inland home on Bluebird listed at only $149,000.  It's a 2 bedroom / 2 bath home with just under 1300 square feet of living area.  It is located in a nice area and is convenient to shopping, dining, resident's beach and the Jolley Bridge.  The roof is newer and the exterior has been updated nicely.

Zillow says this home was worth $476,000 at the peak of the market and it's value hasn't been below $200,000 in the last ten years.  Any way you slice it, $149,000 is a no-brainer price.  It currently has a renter in place so it's perfect for an investor looking for some positive cash flow.

As we roll through August, it gets a little quieter on Marco Island.  While some would say that August and September are the least comfortable months in terms of heat on Marco, this is relative.  It certainly isn't heavenly like the winter months are but it really isn't bad at all.  The average high temperature here in August is 93 degrees.  It's 90 all the way up in Myrtle Beach and I can tell you from experience, Myrtle doesn't get the sea breezes we have here that seem to offset the humidity. There were a total of eleven beachfront condos and waterfront condos listed this week with many of them looking like great buys.  Five were located in the South Seas community alone!  The lowest priced one was in Seabreeze South.  While not directly on the water, Seabreeze sits right across the street within easy walking distance of the beach.  The unit currently offered for sale is a 1BR/1BA listed at $119,500.  The Seabreeze community offers a clubhouse and one of the largest pools on the island so for the price and location, it really looks like a deal to me.

Wow!  I've been telling you that the low-end is evaporating but we still see something under $50,000 once in a while.  If you're a first-time buyer, investor, or on a fixed income, we have a deal for you.  This home in south Naples is a foreclosure that just came on to the market this week.  Built in 1977, it's a ranch and has 1292 s.f., three bedrooms and 2 baths.

The home is located in the Naples Manor subdivision where sales have been brisk all year.  So far, there have been 33 sales ranging from $53,500 up to $145,000.  So, this will be the lowest sale price this year unless multiple bids bring the price up 10 grand.
