Just Sold - Vintage Bay Condo on Marco Island

Dreams coming true Congratulations to our client on the purchase of their georgeous condo in Vintage Bay. For only $350,000 (public record), they picked up an incredible value. This unit, located on the fourth floor, is a very roomy 1773 s.f. under air and over 2000 s.f. total including the scenic lanai. The view of Barfield Bay is a nice bonus. Resident's enjoy under building garage parking, tile floors, electric hurricane shutters, and spectacular sunsets.

Vintage Bay allows a small pet or even two pets if their combined weight doesn't exceed 30 pounds. Taxes are very reasonable on a spacious condo like Vintage Bay. Maintenence fees are good too at around $500 per month including cable tv, lawn care and landscaping , manager , pest control , public insurance , recreation facilities , reserve , security and trash removal.

Another great feature of Vintage Bay is that it's a gated community. If you're an absentee owner, you have additional peace of mind knowing your asset is a less desireable target.

If you're looking for a less expensive option on Marco Island, consider Estuary. These condos close to Vintage Bay for about half the price. Certainly one of the least expensive ways to own property on Marco Island, Estuary should not be missed.

Just Sold - Aversana in Hammock Bay

You want bang for your buck in a luxury high-rise condo? Check out Aversana. Located only a couple of miles up Collier from Marco Island, Hammock Bay encompasses three luxury high-rise buildings (Aversana, Lesina and Serano) and a couple fantastic low-rise enclave (Borghese and Rialto). This particular unit has two bedrooms, two and a half baths, and over 2500 sq.ft. overlooking the Marco River and Marco Island in the distance. Aversana is comparable to luxury condos on the island that cost double. This pristine, well-decorated condo sold for $485,000 (public record) and had views of the resort-style pool, too.

Hammock Bay is an exellent example of southwest Florida golf living but you don't have to love golf to live here. It is located so close to Marco Island and Isles of Capri that any hobby is only minutes from your door.

If golf is your thing, you're in the epicenter at Hammock Bay. Not only do you have georgeous views from just about any condo here, the course itself is golf heaven. If you decide you;d like a little variety, Fiddler's Creek is two miles down the street and a dozen more world-class walks are within ten miles.

I like to eat. It's my thing. Hammock Bay is ideally situated for the foody in you as well. If you join the country club, you have access to a fantastic restaurant right in your neighborhood. Beyond that, the restaurants of 5th Avenue and Marco Island will keep you entertained for decades.

Hammock Bay is a gated community located near Marco Island's little airport. Noise is not an issue. While small private jets can land here, it's very infrequent and far enough away that it's not noticeable.

What do these 5 Beach Views Cost?

With about thirty buildings on Marco Island's famous beach, we have condominiums to suit a wide range of budgets. Today, we're going to look at five popular condos and give you some idea of how much bang for the buck is in each one. We'll look at a recent sale in each building that we think is representative of an average unit.

South Seas Towers - 2BR/2BA $480,000 (public record)

There are four beachfront towers in the South Seas development. While they may all look the same there are some significant differences between them. Most significantly are the minimum lease periods of each. If you choose to rent your unit to snowbirds and vacationers, this may be important. Towers one and two, the two southernmost, require that leases be a minimum of 30 days. This is typical of most condos on Marco Island. Towers three and four only require a seven-day minimum. Generally, your gross income will be higher with weekly rentals since this allows you to rent to families wanting to take a week's vacation in the summer. For all South Seas listings currently for sale, click here.

As far as views are concerned, you'll either face southwest along Marco Beach or northwest towards Tigertail beach. Both of awesome. This unit faces Marco Beach.

Admiralty House - 2BR/2BA $400,000 (public record)

Admiralty House is one of the classics on Marco Island. Easily recognizable by its sky blue tile accented edifice, Admiralty makes a great winter home and is very suitable for year-round living, too. The lobby and hallways were renovated in 2012, so this affordable building looks luxurious and fresh. The pool is one of my favorites on the island and the views are spectacular, beachfront or island-view. To view all Admiralty House listings, click here.

This particular unit is sold in May after 46 days on the market. Since it's an end unit, it offers great island and beach views.

Sandcastles - 2BR/2BA $655,000 (public record)

I picked this one in Sandcastle II to show you the view from a lower floor. Most people initially focus on upper floors in search of the best view but the lower floors offer a special vibe. They feel more like a beach house since you can hear the waves crashing and beach goers enjoying themselves. The two Sandcastles are located near the middle of Marco Beach. They offer all the standard amenities and the grounds are absolutely beautiful. Check out the current Sandcastle condos for sale here.

Princess del Mar 3BR/3BA - $1,350,000 (public record)

We have royalty on Marco Island. There are three luxury condos in the middle of Marco Island's famous beach that offer stunning views, both to the north and to the south. They are called Prince, Princess del Mar, and Duchess. This particular unit on the eighth floor of Princess features 3 bedrooms, 3 baths, and 2 lanais. Its 1900 s.f. are thoughtfully organized for efficiency and comfort. You'll have trouble pulling yourself away from the friendly poolside chairs. In the price range, it's hard to surpass Princess del Mar. See all of the current Princess listings here.

Madeira 3BR/3.5BA - $3,200,000 (public record)

Now we're getting into the luxury condos on the island. There are really three ultra-luxury developments on the beach. I'm mean world-class luxury on par with anything they've got in Miami or Sarasota. They are the buildings of Cape Marco, Hideaway Beach and this one, Madeira.

Madeira is the centerpiece of Marco Beach. Units are between 3000 and 7000 square feet and feature private elevators, the finest finish details, and quality amenities. Recent sales have ranged from $3,200,000 to over $6,000,000 for a 5BR/6.5BA unit. See the current Madeira listings here.

Just Sold - Beautiful Fiddler's Creek Home

Congrats goes out to our clients on their purchase in fantastic Fiddler's Creek. Their new Florida home is a 3 bedroom, 2 bath Tuscan-inspired stucco home with a tile roof. The cast stone details are subtle but really add to the home's authentic Mediterranean look. With 1876 square feet under air and over 2600 s.f. total, it's easy to maintain yet "lives big." The view from the family room and lanai is what Florida dreams are made of. The swimming pool is serene and the lake attracts cranes and other birds.

To see everything currently on the market in Fiddler's, click here.

This particular home sold for $515,000 (public record) and represents a very good value in Fiddler's Creek. Not only is the home incredible, when you tally all of the amenities that the neighborhood offers, it's tough to beat. The golf courses here are absolutely top-notch. The club house is a gigantic monument to fun and fitness. The swimming pool is like any you'd find at the best resorts in the country. The restaurants offer some of the best casual and formal dining in the area.

How's the market in Fiddler's Creek? It's coming back strong after the Florida bubble and burst but you can still snag a deal. This particular home originally sold for $646,700 and it looks like prices will be back at those 2005 levels faster than any one predicted.
