June 24,2013 - Hot Listing of the Week

What comes to mind when you think of Marco Island? For most people, it's probably the waterfront homes. In fact, it can be hard to find a house on the island that isn't on a canal. They're everywhere. But, what if you want a house on a canal, with direct access to the Gulf of Mexico, but you also want something close enough to the beach that you can walk there in five minutes. If that's what you need, you're going to have a problem... until now.

The number of homes that are both on water-direct lots AND within a reasonable walk to the beach is few. The number of homes with both qualities that are currently for sale is one. It's this week's hot listing. Located on Swan Drive on Marco Island, this super-luxury home is located just a couple blocks from South Beach and Cape Marco. Plus it's on an incredible water-direct lot, just five minutes from the Gulf of Mexico by boat. If you're new to Marco Island real estate, the term "water-direct" might be new to you. It simply means that you won't have to navigate under any bridges on the way to the Gulf. Therefore, you can go ahead and get that flying-bridge on your fishing boat.

While you're shopping for your new boat, grab a couple of jet skis, too. You have a lift for them as well as your off-shore boat. One of the best things about the location of this home is the immediate access to the Gulf. Even many comparable homes in the Estates or in the River area will require owners to endure much longer rides to the Gulf. And the beach? That's a ride in the car over to Resident's Beach.

The fun this home offers doesn't end with the beach and boating, though. The outdoor living area and pool will transform you. The disappearing-edge pool, the spa, the water features are all straight from Florida Design magazine. The lanai is the perfect setting for entertaining Marco-style and the wide and long water views are fantastic.

Finally, on to the home itself. A view and a walk to the beach doesn't mean anything if the home itself isn't great, right? Well, this home is a study in residential refinement. The Tuscan flavor of the architecture is spot-on and the details are stunning. This is, without a doubt, one of the finest examples of luxury construction on the island. First, visitors are greeted by a towering 12-foot tall mahogany entry that is truly an amazing piece of workmanship. The doors are 3-inches thick and their weight is impressive when operated. Next, as you enter the voluminous foyer, your eye will be drawn to the tropical lanai and pool and past them to the beautiful canal. Make your way past the designer decorations of the living room and its coffered ceiling and dining room to the gourmet kitchen and cozy family room. The large island in the kitchen will make a great place for friends to enjoy a glass of wine and catch-up.

You will be amazed at the open floor plan and the architect's skill in including water views into so much of the home. In fact, all four bedrooms are waterfront. The media room is cozy and is complete with a wine cooler/refrigerator and dishwasher.

The master bedroom suite is interior design perfection. The bath is enormous and is the pinnacle of luxury with a large shower, his and hers vanities and marble counter-tops. To see all the details on this listing, click here.

Words simply can't describe a home like this and pictures don't do it justice. Schedule a tour today.

Everyone agrees that the bottom of the market on Marco Island has passed but there are still bargains if you look carefully and move on them quickly. We have one of those bargains for you today. Listen, this condo is a two-bedroom beauty that is priced less than most one-bedroom units in the same condominium - and it's a bright, airy, END UNIT. It's 50 grand less than the only other two-bedroom available Is this something that you folks up north might consider jumping on, sight-unseen? Why wouldn't you? Where is the risk? Seriously, a two-bedroom condo, a block from the beach on Marco Island, for $127,500. Grab this condo in 2013 and look like a genius as soon as 2014.

Everybody knows that Seabreeze is a great condo because of its close proximity to the beach, restaurants and shopping. But it's also one of Marco Island's blue chips. It's well-maintained. The lawns are lush. The pool is inviting and the location is perfecto. This is why it has always been a favorite target of Marco Island real estate buyers..

The floor plans are super efficient in Seabreeze South so 704 s.f lives like a much bigger place. This particular condo has ceramic tile throughout making for easy cleaning and maintenance. Everything is in great shape. It is being sold "turn-key" so all you need to bring with you is your toothbrush. There is covered bike storage and if you're familiar with Marco Island, you know you can go anywhere safely by bike. If you want more details on this Seabreeze South condo, click here.

The ample laundry facilities at Seabreeze South are located just around the corner from your unit and you can see the pool and clubhouse from you back window. The bagel shop is a five-minute walk away. All things considered, I challenge anybody to find more bang for your buck on Marco Island or anywhere for that matter.
